Maria Barker

Maria Barker is responsible for providing operational leadership and direction for Phillips Management Group, overseeing 31 properties and 150 employees. Her wealth of time, education and experience in the industry combine to provide exceptional operational knowledge, wisdom, and guidance in all aspects of property management, including value-add assets as well as “A” assets. She is well-versed in conventional, affordable and tax credit loans and the disciplines required to manage each successfully. She works directly with the company president and owners regarding company growth initiatives and construction plans.

Maria provides input and guidance for day-to-day operational solutions and strategic planning initiatives within the company, including: revenue enhancement and expense analysis, growth planning initiatives and the development of plans to implement new processes, asset need analyses, asset preservation analyses, safety and environmental monitoring and compliance, market analyses, employee performance objectives and talent-training initiatives required for the continued positive growth of the company. Maria’s extensive experience in the industry has allowed her to cultivate a valuable skillset that has been extremely advantageous, making her highly sought-out by numerous national property management companies.

Maria’s role requires providing guidance and direction to senior team members and site employees, to enhance the company’s operating procedures and provide a strong foundation for company/employee growth. Through her leadership, in collaboration with the senior management team, the company successfully creates solutions involving personnel and asset performance. Along with the fiscal responsibilities necessary for managing and enhancing portfolio performance, the company has been positively influenced by Maria’s knowledge and her ability to convey this knowledge to colleagues and subordinates. Her leadership style is warm, engaging, and purposeful. In addition to the overall management responsibilities required to positively impact ROI, Maria’s experience also includes managing property acquisitions and dispositions.

Active in property management since 1982, Maria has held numerous positions including Chief Operating Officer, Director of Operations, National Director of Education, National Director of Training and Marketing, Area Vice President, Regional Manager, Senior Facilitator, Senior Marketing Professional, Property Manager and Leasing Professional.

Maria is the Immediate Past President of the Piedmont Triad Apartment Association (PTAA). In addition to serving in this role from 2014-2016 she has been a member of its Board of Directors since 2012 and currently serves as Secretary of the board of directors for the Apartment Association of North Carolina (AANC). She holds a North Carolina Real Estate License and has earned multiple industry designations including NALP, CAM, NAAEI and ARM. She was invited to participate in the inaugural classes of both POST University and the Leadership Lyceum Class of AANC. She earned the designation of Synchronous Learning Expert after being sought-out as an industry-expert trainer. Maria has been a speaker at multiple national conferences and continues to be requested as an instructor. She is known as an industry-expert for the facilitation of two National Apartment Association (NAA) industry designation courses; Certified Apartment Manager (CAM) and the Certified Apartment Property Supervisor (CAPS) designations.
